Old floor boards come up a treat when resanded and refinished. Where they have had carpet or linoleum, when this is removed it can be resanded and finished with the coating of your choice. [where black japan has been used, in most cased that will come off]
There are a number of finishes available
We have found solvent based polyurethane to be the hardest wearing for most situations. It is not only hard wearing, but easy to look after.
Gloss is the hardest wearing and used most often. The gloss level there is to begin with wears down just a little with age so we recommend every 5-10 years you have an extra coat put on depending on the amount of wear that your floor has. This will keep you floor in peak condition.
Water based Polyurethane is now starting to become more popular, and harder wearing. The colour difference is quite noticeable from water based to solvent based polyurethane and worth checking out before you make that decision. There are oil modified urethane finishes, which allow for some movement of boards. Tongue oil finish should have an extra coat put on it every twelve months or so to keep it at its peak.
